No hot water? Your hot water unit could be in need of overdue maintenance, repair or maybe even replacement. Common causes of electric hot water services not working are the element and/or thermostat rusting out. In most cases these items are easily repaired and you’re good to go. In more extreme cases you may find the tank needs to be drained and the unit completely replaced.
Another common issue which most people overlook is the anode. The anode can become ineffective over time which increases the chances of your hot water system element and tank rusting out. It is recommended that anodes are inspected/replaced every 3-4 years to ensure maximum life of your system.
If you find that you have no hot water, it is always advised to isolate the unit straight away. This can easily be done by going to your switchboard and turning the HWS (hot water system) breaker into the off position – you can then turn the water off to the unit usually by turning off the isolation valve which is located next to the HWS. To release the pressure in the pipes after isolating you can open up a tap into the hot water position. If you happen to have a gas unit then turn the mains gas off immediately and contact a gas plumber.
